Logistics warehouse sector projects falling stock

With stable results in the third quarter of this year, the segment of logistics parks (warehouse complexes) provides reduced inventory and increased demand in 2017.
In the State of São Paulo, the country''s main market, the vacancy rate was almost equal to that of the previous quarter. Reached 27 percent, with a fall of one percentage point, according to Colliers cnsultoria.
Net absorption (contracted area less the returned), however, evolved, which cheered the sector.
"Next year, the inventory entry should be smaller, and the net absorption will return to the home of 500,000 m ²," says Paula Casarini, Vice President of consulting firm in the country.
"In the first half, we had a combination of takes to close the business and warehouse delivery higher than the demand."
In 2017, the vacancy rate tends to regress and revolve around 22%, he says.
Between July and August, the AGV Logistics 9% drop was observed in the area contracted, in comparison with the first half of this year.
Even so, with smaller costs after a restructuring begun in 2014, the company designs grow approximately 15% over the next three years.
"We will have 50% greater than the supply of 2016, especially in technology and warehouses, to meet some specific regions where we are not present," says Executive Director Mauricio Motta.
Works in the warehouse
The Fulwood, of industrial and logistics parks, plans to deliver three enterprises in São Paulo in the coming years, which will add 136,000 m ² of additional storage.
At least one of them, 56000 m ², is expected to be completed in 2017, to meet the industry-heating.
The planned investment is 80 million R$. The other two works will be financed by third parties, says Somkid Schilis, Executive Director of the company.
"After the implementation of new projects, our vacancy, 14.5% today, is expected to fall to single digits in the first quarter," he said.
