Trends in retail can generate demand for warehouses

Sao Paulo-the retail industry, wholesale, consumer goods players should be the main applicants for industrial condominiums in major cities, in 2017. The crisis and the increase in inventories, the decentralization of distribution centers or investment in e-commerce, the sector should stand out on demand, relieving the low occupancy rate of the warehouses.
According to the CEO of the Bahia group Associates, Jorge Bahia, the leasing of industrial condominiums is a world trend, but in 2016 received attention from trade niches that were not anticipated and the Outlook is that the movement remains in 2017. "At least in the first half we see the industry and wholesale demanding storage areas for stock. If on the other hand they have a stock of domestic products that were not sold, on the other have the imported (cheaper) that are coming "comments.
In addition, Bahia comments that the tendency of growth of e-commerce-which requires decentralized distribution centres across the country-and the search for cost savings should also support this demand. "For accounting purposes, when you buy a building can very long-term recovery and still have taxes. When you rent the building, part of the expense and you don''t pay the tax, "he says. Another benefit of the lease of industrial condominiums, cited by him, is sharing. "In addition to the cost of maintaining shared with other companies, if you have idle returns the space," he explains. According to him, among his clients, a case that has been observed is the sale of the asset in order to obtain resource to invest in infrastructure for the online operation. "Two of the companies that attend have already done that another is in phase of study", exemplifies.

Another trend that should be observed in 2017, according to Bahia, is the sharing of logistical service itself. "Many companies with the logistics arm are turning the area into another company and providing service to suppliers and even competitor," he says.
"In 2015 and 2016, retailers closed with fall and realized that to 2017 are already several changes taking place within companies to not close with the same fall," he points out.
Another demand observed by the Executive is to small businesses. "The big trend was between medium and large, but now we should start to see small" comments. According to the Executive, e-commerce is increasingly gaining the participation of new and smaller companies. Seeing this crowd, the Executive told the INN that is already studying the creation of an internal division that can meet this demand. "It''s not our focus, because we serve more medium and large, but we are studying the trend towards 2017", concludes CEO.
Another company that has noticed this audience is the Cemara lots, that in the area of industrial condominiums has focused on small and medium-sized companies with a turnover between 6 million and 8 million R$ R$. "They need sharing [to split the costs] and will do what the great did," says the Vice President of new business and the company''s operations, Marcos Dei Santi.
The Cemara, that in 2015 launched the business and Industrial Center (CIS) Nine of July [and already has 40% of the enterprise sold], already has plans to launch three lots for the thread. "One will be in São José do Rio Preto and the other two we are waiting and we will launch according to the upturn," he says. In this next release, in São Paulo, a demand expected by the Executive are companies of textile and clothing area present in the region.
He said the potential sales value (PSV) of the three lots will be 280 million, with the R$ of São José do Rio Preto must be the greatest.

"It''s time to pay attention and have a stomach, do the math, choose the land and be judicious with the builders", cites the TRX Group Vice President, José Alves.
According to him, in spite of the moment still reflect a market depression, long-term prospects are still very good, especially for the demands of those seeking more efficient sheds-trend called fly to quality. "We have long-term vision, the Brazilian logistic Park is still very obsolete, so there''s a lot of opportunity for the incorporation of this type of product," he adds.
In 2017, Adam account that the company should launch between eight and 12 enterprises, of which two must be logistics parks. One is already set and will have its first phase in work this year in Santa Cruz, Rio de Janeiro, and the other is still being studied. "You can be in the Southeast or Northeast, depends on the study of supply and demand", he concludes.
Even without being able to tell the result, he states that in 2016 the TRX had real growth and revenue for 2017 they want between 25% and 30% of the volume of leases, compared with the amount reached in 2016.
